Emergency / Non-Emergency Repairs

Look right to see a list of what qualifies as emergency/non-emergency repairs:

Non-Emergency Repairs

  • An interior door doesn't close properly.
  • A stove element is burnt out.
  • The kitchen sink has a slow drain.
  • There is a minor leak in the roof.
  • There is a minor leak or dripping in household plumbing.
  • A garage door opener is not working, but manual access is still available.
  • There is a cracked pane in an upper window.
  • While not an emergency, the landlord should be notified during office hours as soon as possible.

Emergency Repairs

  • Broken pipe(s) are flooding the premises
  • The heating system is not functioning when it is cold outside
  • The sewage system is backing up into the premises
  • A defective lock lets anyone enter the premises without a key
  • A short circuit in the wiring is creating a risk of fire and/or electrocution
  • The refrigerator supplied by the landlord is not working

Maintenance FAQ's

  • What happens when something needs to be fixed? +

    • When something needs to be repaired, you must contact maintenance as soon as possible so small problems don’t become big ones.  Call maintenance (434)528-1360.

    • If the problem is not an emergency, and it’s outside of regular business hours leave a message with your name, apartment number and complex.

    • If it’s an emergency outside of regular business hours the answering service will contact the on call maintenance technician.  It is important that you provide the answering service with information indicating what the emergency is.

  • How quickly will my maintenance work order be addressed? +

    • If a work order is called in during normal business hours (Monday – Friday, 9:00am-5:00pm) then it will typically be addressed within 48 hours.

    • Non-emergency calls received over the weekend will be handled during the following work week.

  • What constitutes an emergency? +

    • No heat in the winter.

    • Gas leak/smell

    • Water leak and/or a roof leak (major-more than a minor drip).

    • Malfunctioning smoke alarm or CO detector.

    • Electrical outage may be considered an emergency but only if there is no electricity throughout the unit AND:

    • You have checked circuit breakers to ensure they are in the ON position.

    • Have reset all GFI breakers (these are the little buttons sometimes found on outlets in bathrooms, kitchens, and laundry rooms).

    • Clogged toilet (only if there is only 1 bathroom in the residence and you have already tried plunging it).

    • Any other condition which affects life, safety or is necessary to preserve the condition of the apartment.

    • To unlock a unit for a tenant that is locked out, adult lease member only with positive ID (tenant charge will apply).

    Lynchburg Redevelopment and Housing Authority defines emergencies as instances where a resident has lost power, heat, or water service in their unit.  Lynchburg Redevelopment and Housing Authority have maintenance staff on call to address these issues 24 hours a day, every day of the year.
